Why Some Dufferin County Homes Are Selling and Others Are Sitting

By Michelle Chidwick

The Reality of Selling in Today's Market

If you’ve been keeping an eye on the real estate market lately, you’ve probably noticed something interesting. Some homes are selling quickly, sometimes even with multiple interested buyers, while others seem to sit on the market for weeks or even months with little activity.

It’s led many homeowners to ask the same question:

“Why did that house sell so fast when a similar home down the street is still sitting?”

The answer isn’t always as simple as location, square footage, or even price. Today’s market has shifted, and understanding what buyers are looking for has become more important than ever.

The Market Has Changed

Over the last few years, we experienced one of the most competitive real estate markets many of us have ever seen. Homes sold quickly, inventory was limited, and buyers often had to compete for properties.

Today’s market looks different.

Across communities like Orangeville, Shelburne, Amaranth, Mulmur, Melancthon, and Southgate, buyers have more options than they did a year or two ago.

That means buyers are no longer making rushed decisions. They’re comparing properties, negotiating more confidently, and taking their time to find the best value.

This isn’t necessarily bad news for sellers, but it does mean the strategy that worked in 2021 or 2022 may not work today.

The Three Types of Listings We’re Seeing

  1. 1. The homes That Sell Quickly
  2. These properties tend to have a few things in common:

They are priced appropriately for today’s market, not yesterday’s market. They show well both online and in person. The sellers have taken the time to prepare the home, address minor maintenance issues, and present it in a way that helps buyers imagine themselves living there.

These homes generate strong interest because buyers immediately recognize the value.

2. The homes Getting Showings But No Offers

This is often the most frustrating category.

The photos look good. Buyers are booking appointments. Traffic seems promising.

But the offers never come.

In many cases, buyers like the home but don’t see enough value compared to competing properties. Sometimes the pricing is slightly too aggressive. Other times there are features buyers perceive as future expenses, such as outdated kitchens, aging mechanical systems, or cosmetic updates they know they’ll need to tackle after moving in.

When buyers have multiple homes to choose from, even small differences can influence their decision.

3. The homes Receiving Very Little Activity

When a listing isn’t generating showings, it’s usually a sign that buyers are eliminating it before they ever walk through the door.

This often comes down to one of three factors:

The price is significantly above competing homes.

The online presentation isn’t attracting attention.

The property is competing against newer or more updated listings offering better perceived value.

The good news is that these issues can often be corrected with the right adjustments.

The Biggest Mistake Sellers Are Making

One of the most common conversations we’re having with homeowners right now revolves around pricing.

Many sellers naturally look at what their neighbour sold for a year or two ago and assume their home should be worth the same—or more.

The challenge is that buyers aren’t comparing your home to last year’s sales.

They’re comparing your home to what’s available today.

If there are five similar homes on the market, buyers are asking themselves:

“Which one offers the best value?”

The home that answers that question most effectively is usually the one that sells first.

What Buyers Are Really Looking For Right Now

Every buyer is different, but there are some common themes we’re hearing repeatedly.

Buyers want homes that feel move-in ready.

They appreciate updated kitchens, modern finishes, finished basements, functional layouts, and spaces that fit today’s lifestyles. Features like home offices, family-friendly neighbourhoods, outdoor entertaining areas, and energy-efficient upgrades continue to attract attention.

Perhaps most importantly, buyers want confidence.

They want to feel that they’re making a smart financial decision and purchasing a home that offers value compared to the other options they’re considering.

Why Marketing Matters More Than Ever

In a market with more inventory, simply putting a home on MLS is no longer enough.

The first showing often happens online.

Professional photography, video, floor plans, social media exposure, email campaigns, digital advertising, and strategic promotion all play a role in attracting qualified buyers.

If buyers aren’t excited enough to book a showing, they may never experience everything your home has to offer.

That’s why presentation and marketing have become just as important as pricing.

The New Formula for Success

When we look at the homes that are selling consistently, they usually have four things working together:

Price

Positioned competitively based on today’s market conditions.

Presentation

Clean, decluttered, staged where appropriate, and showing at its absolute best.

Marketing

Professional exposure that reaches buyers where they’re actually searching.

Availability

Flexible showing opportunities that make it easy for buyers to view the property.

When these four elements align, homes tend to perform significantly better.

What This Means If You’re Thinking About Selling

Despite what some headlines may suggest, homes are still selling across Dufferin County every week.

The difference is that today’s market rewards preparation, strategy, and realistic expectations.

The sellers who are having success are not necessarily the ones with the biggest homes or the newest finishes. They’re the ones who understand how buyers are making decisions and position their property accordingly.

Selling in today’s market isn’t about luck.

It’s about understanding the competition, knowing your buyer, and creating a strategy that helps your home stand out.
